If you’re looking for a fabulous spot to gather with family or friends, Kipling House Barn is a great choice. From the moment we pulled into the private walled garden the barn’s charm and thoughtfulness were impossible to miss. We were staying with family to celebrate a big birthday and it was lovely for us all to be together. I am going to share lots of photos, but also take a moment to check our video review.
This beautifully converted 200-year-old former granary retains its original oak beams and vaulted ceilings, combining heritage with plush contemporary comfort.
The two open-plan living areas bask in natural light through floor-to-ceiling windows and cathedral-like ceilings—creating an airy, sociable atmosphere.

The accommodation sleeps 19+ comfortably across eight ensuite bedrooms—from ground-floor accessible rooms to upstairs family rooms with twin beds and sofa beds.

The thoughtful layout is ideally suited to multi-generational groups, with the accessible wet-room-enabled suite and terrace-level courtyard access, as well as a large ramp into the house and between levels.
The kitchen is magnificent – a fully equipped farmhouse-style with dual dishwashers, a wine cooler, and an enormous sociable island.
There is also a living area with wood-burning stove and views over towards the Wolds.
Outside, the landscaped garden and courtyard—with BBQ setup, sofas, and play gear—make for easy lounging and a wonderfully safe play area for little ones.
Mr W cooks a fine BBQ!
There is parking for many cars and comes equipped with EV charging points, wildlife-friendly installations (bat, owl, hedgehog boxes), and locally sourced supplies.
The barn is on the edge of the beautiful Yorkshire Wolds (where we live!), with easy access to the coast, Beverley or York (If you are planning a trip into York – and you should – have a look at my guide to the best things to do there. There is a decent sized Tesco in nearby Market Weighton if you need any supplies, but you could also consider getting groceries delivered just after you arrive (which we tried to do but the Tesco van broke down!)
Whether you’re planning a family reunion, a hen party, or a corporate retreat, this barn delivers comfort, luxury, and heartfelt hospitality in spades.
