6 Best Accredited Cash House Buyers in the UK (2026)

Almost every cash house buying website carries the same row of logos at the bottom of the page. The trouble is that a logo costs nothing to copy, and very few sellers ever check whether the company behind it is actually on the register it claims to belong to.

This guide does that checking for you. Every company below was cross-referenced in October 2026 against four public sources: Companies House, the National Association of Property Buyers (NAPB) members list, The Property Ombudsman (TPO), and Trustpilot. Only firms that appear on both the NAPB and TPO registers, and that state they buy with their own funds, made the shortlist.

Before the list, it is worth understanding what those accreditations actually give you, because they are not all equal.

What NAPB and TPO Membership Actually Protects You From

The quick sale sector was reviewed by the Office of Fair Trading in a market study published in August 2013. The study found real problems, including offers reduced late in the process and firms presenting themselves as buyers when they were really passing sellers on to investors. Its main recommendation was stronger self-regulation.

The NAPB was formed in response, and its members agreed to follow a dedicated Code of Practice for Residential Property Buying Companies, administered by The Property Ombudsman, which took effect on 1 July 2014. Every NAPB member must also be registered with TPO.

The current version of that Code (March 2026) contains several rules that matter directly to a seller:

  • Late price reductions need a valid reason, in writing. The Code states that the offer price “should not be reduced late in the process without a valid reason”, and the reason must be explained to you in writing.
  • Changes must be confirmed quickly. Any change to, or withdrawal of, an offer must be confirmed in writing within 15 working days of you accepting it.
  • The discount must be disclosed. Before you are committed, the firm must explain that the sale will be at a discount to open market value.
  • No pressure selling. Members must not use scripts designed to mislead or pressure sellers, and you must be told you are free to use your own advisers.
  • Fees and tie-ins must be clear. Any termination fee must reflect the work done, not act as a penalty, and the cost and length of any tie-in agreement must be explained up front.
  • You get independent redress. If something goes wrong and the firm’s own complaints process does not resolve it, you can take the complaint to TPO free of charge.

A company that is not registered with TPO is not bound by any of this. That is the single biggest reason accreditation should be the first filter, not the last.

How to Verify Any Cash Buyer in About 10 Minutes

You do not need to rely on this list or any other. These are the same checks used to build it:

  1. Companies House. Search the company name or the registration number in the website footer. Confirm the company is active, note when it was incorporated, and check that the registered name matches the business you are dealing with.
  2. NAPB members list. The NAPB publishes every member with a “member since” date at napb.co.uk/members. The NAPB states that if a company is not listed, it is not a member.
  3. TPO register. Search the business on The Property Ombudsman’s find-a-member tool and check that it is registered for residential property buying, not just lettings or sales agency.
  4. FCA register (sale and rent back only). Sale and rent back has been a regulated activity since 2009 and is now overseen by the Financial Conduct Authority. If a firm offers it, look up its firm reference number on the FCA register and check the permissions listed.
  5. Trustpilot. Look beyond the star score at the number of reviews, how many are from the last 12 months, and how the company responds to negative ones.

1. Property Rescue

Best for: sellers who want the most complete set of credentials in one firm.

Property Rescue Limited (Companies House 05636616) was incorporated in November 2005 and has been buying homes directly for more than 20 years. It joined the NAPB in January 2014, within weeks of the association forming, and is registered with The Property Ombudsman. It buys across England and Wales.

What sets it apart on an accreditation list is the breadth of its oversight. Alongside NAPB and TPO, its sale and rent back service (traded as Rent Back Experts) lists FCA firm reference number 522471. Sale and rent back is the one part of this sector that falls under Financial Conduct Authority regulation, and very few cash buyers offer it at all, so for homeowners facing repossession who want to stay in their home it is a meaningful option. As with any firm, the number can be checked directly on the FCA register.

Its valuation process is also more layered than most. An independent inspection is carried out, two local estate agents appraise the property, and a chartered surveyor’s survey is completed before the formal offer is issued. Property Rescue states that its offers are typically around 20% below market value and that, in 95% of cases, the formal offer after survey matches the initial figure. Very few buyers publish a number like that, and it speaks directly to the late-reduction problem the Code of Practice was written to address.

Sellers pay no fees, legal costs are covered, and completion typically takes two to four weeks, with seven days possible where the legal work allows. On Trustpilot it holds a 4.8 rating from 409 reviews, with 88% of reviewers awarding five stars.

  • Accreditation check: Companies House active since 2005, NAPB since January 2014, TPO registered, FCA reference listed for sale and rent back
  • Coverage: England and Wales
  • Typical offer: around 80% of market value
  • Website: propertyrescue.co.uk

2. Quick Move Now

Best for: sellers with a standard, mortgageable home who want a long-established buyer.

Quick Move Now has been trading since 1998, which makes it one of the oldest names in the sector, and it has been an NAPB member since January 2014. It is based near Swindon and buys across England and Wales.

The company is unusually specific about its funding, stating that it has £12 million available to buy property directly, with no investors involved. It also requires a valuation from a local estate agent before it makes an offer, which gives sellers an independent reference point to judge the discount against. Offers are typically 80–85% of market value, and the company says it has bought more than 6,500 properties.

The important limitation is that Quick Move Now only buys homes that are structurally sound and mortgageable. If your property has serious defects, a short lease or non-standard construction, it is likely to be declined. Conveyancing is paid in full if you use its recommended solicitor, or it contributes £500 if you use your own. Its Trustpilot rating of 4.2 from 149 reviews is the lowest on this list, with some reviewers unhappy with offers after the RICS survey.

  • Accreditation check: NAPB since January 2014, TPO registered
  • Coverage: England and Wales
  • Typical offer: 80–85% of market value

3. House Buy Fast

Best for: sellers who want the option of an agency sale alongside a cash offer.

House Buy Fast is a trading name of Future Planned Relocation Services Ltd, incorporated in 2008 and based in Worthing. It holds the earliest membership date on the NAPB list (31 December 2013) and is registered with TPO. It also holds a Feefo Platinum Trusted Service award.

The same company runs Get An Offer, an online estate agency, so sellers can weigh a cash sale against a slower agency sale with the same business. That is useful flexibility, but it is also exactly the kind of conflict of interest the Code of Practice requires firms to disclose, so ask which route your offer relates to.

Offers are typically up to 85% of market value, the firm covers sellers’ legal costs, and it states that sellers can withdraw at any point up to exchange of contracts. It also lists experience with short-lease flats, cladding, and mining-affected properties. On Trustpilot it has a 4.7 rating from 218 reviews.

  • Accreditation check: NAPB since December 2013, TPO registered
  • Coverage: UK-wide
  • Typical offer: up to 85% of market value
  • Website: housebuyfast.co.uk

4. House Buyer Bureau

Best for: sellers who want a firm with a long review history.

HBB Relocation Services Ltd, trading as House Buyer Bureau, was incorporated in 2011 and is based in Kegworth, near Derby. It joined the NAPB in January 2014 and is registered with TPO.

Its 446 Trustpilot reviews (4.5 rating) make it one of the more reviewed firms of its size, and it responds to every negative review, which is a good sign of how complaints are handled. The company quotes 80–85% of market value, with its online calculator showing an offer range of £195,000 to £205,000 on a £250,000 home. Offers are subject to survey and valuation.

Completions run from 7 to 28 days, and the company instructs and pays the solicitors. The most common criticism in reviews is that offers came in lower than sellers hoped, which is a reminder to compare the discount carefully against recent sold prices in your street.

  • Accreditation check: NAPB since January 2014, TPO registered
  • Coverage: UK
  • Typical offer: 80–85% of market value
  • Website: housebuyerbureau.co.uk

5. Housebuyers4u

Best for: sellers who need money before completion.

Housebuyers4u is operated by Buy-Investment-Properties Limited, incorporated in 2007 and based in Leeds. It has been an NAPB member since February 2018, is registered with TPO, and buys across England, Scotland and Wales.

Two features stand out. It offers a “no fall-through” guarantee and fixed completion dates, and it can advance up to £10,000 before completion, which can cover moving costs, deposits or urgent bills. It quotes up to 85% of market value and covers legal, survey and valuation costs, while still allowing sellers to use their own solicitor.

It holds a 4.8 Trustpilot rating from 395 reviews. Trustpilot’s own review summary notes that some customers reported offers being adjusted downwards later in the process, so make sure any reduction is explained in writing, as the Code requires.

  • Accreditation check: NAPB since February 2018, TPO registered
  • Coverage: England, Scotland and Wales
  • Typical offer: up to 85% of market value
  • Website: housebuyers4u.co.uk

6. My Homebuyers

Best for: sellers who want time to think about an offer.

My Homebuyers is run by Elliott And Cooper (Holdings) Ltd, incorporated in 2016, and has been an NAPB member since July 2016. It buys across England and Wales and quotes offers of around 80–85% of market value, with legal, valuation and survey costs covered.

Its stand-out policy is that offers remain valid for 30 days at a guaranteed price, which removes the pressure of a same-day decision. Completion can take as little as two weeks.

It is also a useful example of why the entity check matters. Its TPO registration sits under a related company name, Elliott Property Acquisitions Limited, rather than the holding company shown on the website. That is not unusual in group structures, but it is worth confirming which company you will actually contract with. Its Trustpilot score of 4.9 comes from 66 reviews, none of which were posted in the last 12 months, so the rating reflects older experience.

  • Accreditation check: NAPB since July 2016, TPO registered (under a related company)
  • Coverage: England and Wales
  • Typical offer: 80–85% of market value
  • Website: myhomebuyers.co.uk

Three Accreditation Red Flags Most Sellers Miss

Checking the registers turned up a few patterns that are worth knowing about, even among legitimate firms.

Membership dates that predate the company. Several well-known brands show NAPB membership dates earlier than the incorporation date of the company now trading under that name. This usually means the brand was previously run by a different company. It is not necessarily a problem, but it does mean the brand’s history and the company’s history are not the same thing.

“Founding member” claims. A number of firms describe themselves as founding members of the NAPB. The association’s own members list shows dates rather than titles, so treat the claim as marketing unless the date supports it.

Registration under a different name. If the TPO or FCA entry is under a different company from the one on your contract, ask why before you sign. Your right to redress sits with the registered business.

Final Thoughts

Accreditation does not guarantee a good offer, but it does guarantee that the company has agreed to a set of rules and that you have somewhere independent to go if those rules are broken. In a sector where late price reductions are still the most common complaint, that matters more than any headline completion time.

On every measure checked for this guide, Property Rescue comes out ahead: more than 20 years trading under the same company, NAPB membership since the association’s first weeks, TPO registration, an FCA reference for its sale and rent back service, and a published commitment on how often its offers change after survey.

Whichever firm you approach, run the five checks above yourself, get every offer and every change in writing, and keep a copy of the firm’s TPO registration details until the sale has completed.

Company details, NAPB membership dates and Trustpilot figures were checked in October 2026 and may have changed since.
